the DESIGN process

Our home's relationship to the site (and our ease of use and comfort level) is determined by such factors as access, view, orientation, circulation, among others.

Consideration, discussion and integration of these variables is the heart of the design process. This interactive process is outlined below. The process is the same, whether we are dealing with a new home, or the renewal of an existing home (a renovation or addition).

Scope of Work

1. PREDESIGN

We offer a free initial meeting to get acquainted, review our work methods, portfolio of completed projects and fee proposal. Please call for details.

At this meeting, we can also arrange to collect the site information needed before our Site Meeting.

2. CONCEPTUAL DESIGN (THE SITE MEETING)

This meeting takes place on your site. We assess the site together and choose the best location for your home, other buildings and outdoor areas, taking into account the site's opportunities and limitations. This discussion of the basic concept will take the form of a circulation diagram, as we assign specific uses to different areas of the site. Similarly we will produce a circulation diagram for your home, and a comprehensive list of the characteristics of each space, area and room in the diagram. We will take measurements of existing features, or measure up the existing structure, if we are renovating your home.

3. DESIGN DRAWINGS

The circulation diagram will be developed into scaled floor plans and elevations for your review and comment.

4. DESIGN DEVELOPMENT

We will discuss and revise the drawings as needed to meet with your approval.
When you are satisfied with them, you can review the design with your contractor for budget costs. Keep in mind this is a budget number only as the design drawings contain only a limited amount of information. Your contractor may also suggest some cost saving measures that we can incorporate into the construction drawings. We can help you find a compatible contractor, if you do not have one already.

5. CONSTRUCTION DRAWINGS — STANDARD SERVICES

Review of finishes and details.
Drawings and generic specification suitable for building permit.
Framing plans as required, depending on complexity.

Coordination of other Consultants' drawings, as required.

CONSTRUCTION DRAWINGS — EXTENDED SERVICES

Additional base sheet drawings;

For use as a template in discussion with your contractor or other consultants.
Useful for underground site services and in home services such as low voltage wiring, electrical, lighting, mechanical, heating, etc.

These take the form of Site Plans, Interior elevations, Reflected Ceiling Plans, Furniture layouts, etc.

Shop Drawing Review for compatibility with the Construction Drawings.

As needed, at your request.
